43765 Site Programming - ADMIN Panel

Hello. I've been selling and reselling two template driven websites many times and I would like both sites to editable (colors, text, logo, header pic, etc) through an admin panel (so I don't need to keep doing everything manually every time I sell one). That way I can sell the site - upload to their server or hosting company and they can edit EVERYTHING through their admin panel. I want the header and logo areas on each page and every text area including the copyright to be editable. I have two sites with the same content but different designs and I would like that done for both of them. This is one concern I have: I am not a programmer but I can go into their cpanel and set things up for them - If you provide me with step by step instructions for setup of the database.
