Innovative design and architect concept ideas for rear kitchen, dining and lounge area where the ceiling is low and the current sliding door is limited in height of 2100mm by steel beams, however the single story 'observatory' style dining might be an opportunity to redesign a modern room that floods in NE light and skyline views. Additionally the dining room tacked on the back of the house has eves that may offer the opportunity to push walls out under the current roof line and capture more space for the table but also link to the court yard. Budgets will be set from the concept stage.
