LOGO design needed for a Real Estate Residential Development

Hi,
I need a LOGO designed for a real estate development project.
The development is named "Jemini" because of its unique layout of 2 existing houses to be refurbished in full together with 2 new double storey townhouses to be constructed.
Instead of Gemini the star sign, I used "J" because my initials are "J"s.
The vision of the project is not only about the development, but also about the "Jemini" between the ultimate buyer and the developer.
I need a LOGO to have the following features:
1. text based, working around the word "Jemini"
2. welcoming & inviting, for buyers & residents to feel engaging
3. modern, contemporary to represent the architectural design
4. professional to represent the development team behind the project
5. bear in mind that this logo will be made into a sign to be erected at the front of the property for years. So logo shouldn't be too complicated or too hard to read.
It is a relatively straight forward design job as it's text based on "Jemini". So please keep your bid realistically down.
